Question about selling your property
Are your property valuations free of charge?
Whether you are looking to sell or rent out a property our appraisals are free of charge.
We also offer FREE valuations for tax or probate purposes or if you just want to know what your house is worth.
What are your charges for selling my house?
We charge our fees on a fixed basis for selling your property. These start at £995+VAT and are on a No Sale No Fee basis.

Do I have to sign a lengthy contract tie in?
We ask all vendors to sign our terms and conditions so there is transparancy. However, unlike most other Agents we do not tie you in to a lengthy contract. If you decide you want to take your property off the market for sale you are free to do so at any time, free of charge.
Do you use Social Media to advertise properties?
Yes, we have a strong social media presence which is regularly updated.
Will I have to do my own viewings?
Not unless you want to.
We offer 7 day a week accompanied viewings at no extra charge to vendors and are happy to conduct these if you prefer not to be around when viewers visit.
Are you able to recommend conveyancers, movers and other services?
We have established links with local companies in every area of property services and will be happy to put you in touch with companies or obtain you quotes.
I haven't moved for a long time. How do I deal with offers and progressing my sale?
We deal with all of this as part of our commitment to you.
We have a wealth of experience in negotiating the best price for your home and progressing the transaction smoothly through to completion.
You can relax and leave it to us.
My property is tenanted, can I still sell it?
We have lots of experience in selling tenanted property. Ensuring regulation compliance, managing the tenants entitlements and buyers expectations and assisting tenants with their move out of your property is one of our strengths.

Questions about renting your property.
I've never been a landlord before. Where do I start?
The best place to start is with a free appointment for us to value your property for rent and talk you through your options as a new landlord.
There are lots of things to consider but with our help the process will go smoothly and you can have confidence that everything is covered.
Do I need lots of certificates before I rent my property?
There are only a couple of things you need to prepare for and we will take care of these for you.
All properties need an Energy Performance Certificate which will can arrange for you at a cost of £80+VAT.
If your property has heating or cooking powered by Gas you will need an annual Gas Safety Certificate which we will be happy to arrange for you via one of our Gas Safe engineers.
How do I find good tenants?
All of our potential tenants are carefully credit checked and referenced so you can rest assured they are the right tenant for your property.
We also have one of the lowest fees for credit checking tenants so you can have peace of mind that we are attracting tenants and not putting them off with high fees.
Do I need Landlord insurance?
We will be happy to advise you on the correct insurance to protect your investment?
What are your fees?
We offer a fully managed service to all landlords which is 10% of the monthly income from the property plus VAT. There is a one off charge of £100+VAT to set up the paperwork when we first take your property and that is it.
NO re let fees, inventory fees, renewal fees, notice fees, inspection fees….Nothing!
We also offer discounts for landlords with multiple properties.
I am an experienced landlord and look after my own portfolio. Can you just find me a tenant?
We offer a tenant only service where you just pay us to find you a suitable tenant and you do the rest.
The fee for this is the first month’s rent + VAT. Check out our lettings tab for more information.
I am not one of your clients but need certain documents serving to my tenant?
You don’t have to be one of our clients.
Check out or bespoke service menu where you can engage us to just serve certain documents to your tenant, or complete an inspection, inventory or tenancy agreement.
How do I get peace of mind if I have any complaints with my agent?
We are members of the Ombudsman of Estate Agents and the Deposit Protection Service so you can rest assured.
